The Rise of Retail Distribution Centres
Yorkshire has become a sought-after location for many retailers across the UK, as many expansive big box distribution centres are close to the M62 and A1(M). This allows major companies to reach most of the UK within 4.5 hours. The recent road improvements have also improved reliability for companies, as new motorway junctions, roundabouts, and bypasses have been introduced across Yorkshire.
For example, Next is planning a £300 million expansion of its automated distribution network in the Doncaster/South Yorkshire area, making it one of Europe’s largest logistics hubs. L’Oréal is also growing its presence across the region, which serves as a base for its digital retail and supply chain technology operations.
A New Leader in Advanced Manufacturing & Precision Engineering
Yorkshire has firmly established itself as a new leader in advanced manufacturing and precision engineering in recent years, especially in the automotive and aerospace sectors.
The manufacturing resurgence is partially due to South Yorkshire’s £160 million Investment Zone, the first of its kind in the UK, funded by the UK government. Its creation has attracted some of the world’s biggest brands, such as Boeing, Rolls-Royce, and McLaren Automotive.
As a result, many smaller precision engineering firms are moving into the area, looking for suitable workspace. Companies like Flexspace and BizSpace provide workshops and industrial units in South Yorkshire, which bring the benefits of being closer to global titans, greater flexibility, and the opportunity to thrive.
While some UK regions have experienced a decline in manufacturing recently, Yorkshire is growing, resulting in a 19% workforce growth over the past decade. The county is also earning a reputation for its defense supply chain due to the creation of Sheffield Forgemasters, which is currently receiving a £400m upgrade, and BAE Systems’ new 94,000 sq. ft artillery factory in Sheffield.
The Arrival of Major Brands
Due to the improved quality of Yorkshire’s industrial spaces in recent years, many world-famous brands have established a presence in the county. For instance, Amazon has invested millions in establishing next-gen fulfilment centres across Yorkshire.
The online retail giant opened a £500 million robotics fulfilment centre at Leeds (Gateway 45) in 2024, bringing 2,000 new jobs to the city. Also, it has recently opened fulfillment centres in Melton West, East Yorkshire, in 2025, and a huge base in Wakefield in 2022.
McLaren has also launched a manufacturing division and construction and property projects across the county in recent years. For instance, it opened a Composites Technology Centre in 2018 and created a Yorkshire & North Division Group in Leeds to manage various public and private sector projects across the region.
The arrival of many major brands is helping put Yorkshire on the map, with many more large and small companies and suppliers eager to secure industrial spaces nearby.
