When is the Best Time to Sell Your Home

So you’ve made the decision to move on and put your home up for sale. It looks good, you’ve settled on a price that you think is fair, and you’re raring to go. But hold on just one minute – have you looked at the calendar?

When is the Best Time to Sell Your Home roomIt’s one of the lesser-known facts of selling your home that the time of the year can have a major effect on its success. Even though estate agents are experts at tailoring their approach to selling a home depending on the time of the year, they aren’t miracle workers.

Simply put, selling a home in winter or summer is more difficult than spring or autumn, and there are two main reasons; the climate, and people’s behaviour.

Take winter – who wants to get in from work and then go out again visiting homes in the middle of December? Who has the money, pre- and post-Christmas, to start exploring the housing market? What home looks its best in December? How can you hope to see what a home really looks like when it’s decorated with trees and cards everywhere? Note that this doesn’t mean that people won’t be looking online; in fact, evidence suggests that many people use their time off to do just that.

When is the Best Time to Sell Your Home: “Sellers should be aware that bright sunshine can make a home look spectacular”

So what can be done to overcome this problem? Making the home as light and inviting as possible to those coming inside from the cold air will create a cosy and luxurious atmosphere, and therefore create a good first impression. Offer a cup of tea, and make the home look as good as it can be.

When is the Best Time to Sell Your Home seasonIn summer the issue is obviously reversed, but people are busy for different reasons. When you arrive back from work after a tough day do you want to go and look at houses, or would you rather stay at your own and open a beer or a bottle of wine in the garden? Sellers should also be aware that the bright sunshine can make a home look spectacular, but it also reveals its faults in the bright sunshine, so the home needs to be at its absolute best.

However, in autumn you’re getting people who are planning towards moving into a new home for the new year. They’re less likely to be taking holidays after the summer has finished, children have returned to school, and there might still be enough sunlight in the evenings to make the home look good, and attend to any improvements needed such as redecoration.

When is the Best Time to Sell Your Home: “A good home at a fair price should sell under any circumstances”

In spring, gardens are blooming and the weather is getting better. Families will be keen to get a purchase wrapped up before the summer and holidays begin, and also psychologically ready for a period of change – eg New Year’s resolutions. As the nights draw out we’re ready to go out more and look at some homes, so a well-staged and well-prepared home should reap rewards.

If you’re thinking to yourself “how can I sell my house” as quickly as you can, then you might be able to overcome these issues. Certainly, there are ways to lessen the negative impact of the seasons, and a good home at a fair price should sell under any circumstances – no matter the weather.
